Host Returns is a free flat-fee matching service for owners. We are not a property manager, not a broker, and we do not take a commission, percentage, or share of your rental income. Matching is free to the owner. Participating managers pay a flat fee to be introduced. The owner keeps title, control, and the choice of whether to hire anyone.
This policy covers our website and lead forms, including get matched, free and related service pages such as /services/. It does not control how an independent manager handles your information after you choose to contact or hire that company. You should review that manager's own privacy policy before signing any agreement.
We do not promise occupancy, revenue, bookings, or income. Any performance figures shown elsewhere on our site are typical illustrative ranges only and depend on market, property, and season.
Information we collect from owners
We aim to collect property basics and contact details only so we can understand your request and decide which vetted managers may be a fit. The information you choose to give us may include your name, phone number, email address, city and state, property address or approximate location, property type, bedroom and bathroom count, sleep capacity, current listing status, and notes about your goals or concerns.
If you contact us by form, phone, text, or email, we may also keep a record of that communication. This can include the date, time, your preferred language, and the content of your message so we can respond and avoid asking you the same questions again.

We do this so those managers can contact you directly and explain their services, pricing structure, and local market approach. Host Returns does not negotiate on your behalf, does not make hiring decisions for you, and does not control the manager's final proposal or agreement.

Owner questions
Do I have to pay Host Returns to get matched?
No. Matching is free to the owner. Host Returns is a flat-fee marketing and matching service, and participating managers pay a flat fee to be introduced.
Will you share my phone number and property details with managers?
If you ask to be matched, yes, we may share your contact details and basic property information with vetted local managers so they can contact you. If you do not want that, do not request matching or tell us you want to opt out.
Can I stop texts or calls after I submit a form?
Yes. You can opt out of texts by replying STOP where available, unsubscribe from emails, or ask to be placed on our do-not-contact list. If a matched manager already has your information, you may need to opt out with that company too.
Does Host Returns manage my property or take a percentage of rent?
