Who these terms apply to

These terms apply to any vacation-rental owner, co-owner, authorized representative, or household member who uses this website, fills out a form, requests information, or asks to be matched with a local manager through Host Returns. By using the site, you agree to these terms and to our basic data practices described below.

You may use this site only if you are legally able to share information about the property and to request introductions for that property. If you are acting for an owner, you confirm that you have permission to do so.

If you do not agree with these terms, please do not use the site or submit your information. You can still review general educational content on our site, including services, without asking for a match.

What our matching service does

Host Returns is a free, flat-fee marketing and matching service for owners. We are not a property manager, not a real-estate broker, and not a marketplace that takes a commission or percentage of your rental income. Owners do not pay to be matched. Participating managers pay a flat fee to be introduced.

Our role is limited to collecting basic information about your property and goals, then sharing that lead with one or more vetted local vacation-rental management companies that may be a fit. The owner keeps title to the property, keeps control, and chooses whether to speak with, hire, or reject any manager.

We do not operate your property, set your rates, hold guest funds, sign rental agreements for you, or supervise local staff at your home. Any management agreement, pricing plan, operations plan, or cancellation policy is between you and the manager you choose, if any.

If you want to request introductions, you may get matched, free.

Owner responsibilities when using the site

You agree to provide information that is accurate, current, and not misleading. This includes property location, unit type, bedroom and bathroom count, occupancy limits, current listing status, contact details, and whether you are the owner or an authorized representative.

You also agree not to use the site to send false inquiries, impersonate another person, upload harmful code, or interfere with the normal operation of the website. We may decline or remove submissions that appear fraudulent, incomplete, abusive, or outside the scope of our service.

When using our site, please remember:

1. You are responsible for confirming local license, permit, HOA, zoning, tax, and registration rules for short-term rentals.
2. You are responsible for reviewing any manager's contract, fees, service scope, insurance requirements, and cancellation terms.
3. You should not rely on Host Returns for legal, tax, or licensing advice, because rules vary by state and city.

How introductions to local managers work

When you submit a request, we review the information you provide and may share it with one or more vetted local managers that appear to serve your market and property type. An introduction may happen by email, phone, text message, or through a manager contacting you directly after we share your lead.

We try to make introductions that are practical, but we do not guarantee that a manager will accept your property, respond within a certain time, offer certain fees, or be available in your area. We also do not guarantee occupancy, revenue, ADR, RevPAR, bookings, or income. Any numbers discussed on our site or in conversations are only typical illustrative ranges and depend on market, property, condition, and season.

You are never required to hire a manager we introduce. Before signing anything, compare the proposed service scope, local experience, communication style, owner statements, and fee structure. If helpful, review our general services information first so you know what questions to ask.

Communications, consent, and language support

By submitting a form, calling us, or asking to be matched, you consent to receive communications from Host Returns and from managers we introduce. These communications may include email, phone calls, and text messages related to your request, your property, and available management options.

Where required by law, your submission serves as consent under the Telephone Consumer Protection Act (TCPA) to be contacted at the number you provide, including by autodialed or prerecorded calls or texts, for informational and marketing follow-up about your request. Consent is not a condition of buying anything, and matching is free to owners.

You may opt out at any time:

• Text messages: reply STOP
• Emails: use the unsubscribe link if available
• Calls or general requests: ask us or the manager not to contact you further

We may offer multilingual help to make the process easier for owners who are more comfortable in another language. Translation or language support is provided for convenience only and may not capture every legal or technical detail. If a contract is offered by a manager, review the final contract language carefully before signing.

Privacy, data use, and third-party links

To provide matches, we collect basic property information and contact details only, such as your name, phone number, email, property address or market, home type, bedroom and bathroom count, and notes about your goals. We use this information to review your request, contact you, and share your lead with vetted local managers that may be able to help.

We do not sell your lead as a public listing. We share your information only as needed to make introductions, operate the site, prevent misuse, and meet legal obligations. We may also use website analytics, cookies, or similar tools to understand site usage and improve our pages.

If this site links to third-party websites, including manager websites or neutral platforms such as Airbnb or VRBO, those sites have their own terms and privacy practices. We are not responsible for third-party content, availability, or policies. Please review their terms separately before using them.

If you want us to stop using your contact details for outreach, you may opt out as described above. Some limited records may still be retained for internal recordkeeping, fraud prevention, dispute handling, or legal compliance.

Disclaimers, limits, and changes to these terms

This site and matching service are provided on an "as is" and "as available" basis. While we aim to present clear and useful information, we do not warrant that the site will always be uninterrupted, error-free, secure, or complete. We also do not guarantee that any introduction will result in a reply, proposal, signed contract, better guest reviews, lower costs, or improved rental performance.

Host Returns makes no promise of occupancy, revenue, ADR, RevPAR, bookings, or income. Any figures shown anywhere on our site are typical illustrative ranges only, not quotes or promises. Results depend on location, season, property condition, manager execution, competition, permits, reviews, and many other factors.

To the fullest extent allowed by law, Host Returns is not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of the site, your reliance on site content, or your dealings with any manager introduced through the service. If a dispute arises between you and a manager, that dispute is between those parties.

We may update these terms from time to time by posting a revised version on this page. Your continued use of the site after changes are posted means you accept the updated terms. If you do not agree to revised terms, stop using the site and do not submit new information through get matched, free.
